Working With Your Realtor

The days of just putting up your listing and letting the realtor take care of things are long gone. Maybe during the days of a sellers market that tactic worked, but not anymore. If you rely solely on your realtor to get your house sold, you are in serious trouble. But why? Well, this article is going to try to explain JUST why. Hope you're taking notes.

Probably the biggest reason all comes down to economics...primarily the kind of economics that affects your realtor in the wallet. See, like it or not, during down times, houses don't sell as quickly. Heck, you're lucky if you can get your home sold for anywhere near what you want, if at all. Because of this, realtors don't spend as much time with your "old" listing as they do with the newer listings. Once you've hit that magic "30 Day Doomsday" period, you might as well forget about getting much help from your realtor at all. I'm sure you've probably noticed this.

So, you need to work WITH your realtor. How? Actually, it's quite simple. While they're out chasing the newer listings, you still have a house to sell and you still want to show your house to prospective buyers. Well, why not take matters into your own hands? What do I mean? When somebody shows interest in your home, why not show them around yourself? After all, who knows your house better than YOU?

Another thing you can do is to help your realtor by placing your own ads. Look, you're talking about selling a home for hundreds of thousands of dollars if not more. Certainly you can afford to place your own ad...and not one of those stodgy things that nobody is going to read. And no negative ads either. Telling people that you "must sell" your house isn't putting YOU in the driver's seat.

And yes, you CAN put yourself there. All you need is a better mindset. In my signature is a great book that has a totally out of the box way to sell a home even in a buyers market and do it in 21 days or less. I wish I had thought of this a long time ago. It is pure genius.

Anyway, work with your realtor. You're the one who wants to get YOUR house sold, and nobody is going to care more than you do.

Will The Elections Improve The Housing Market?

I sure as hell hope so, because if things get any worse, we are in deep trouble.

So much for the cheery intro to this article. Truth is, there isn't a lot to be cheery about if you're trying to sell your home. Let's face it...it's a buyers market and unless something drastic happens, it's going to be a buyers market for quite some time. But the question still becomes, will the elections improve the housing market?

Well, the irony about all of this is that nothing in the world of finance is based on reality. It's all based on public perception. If somebody screams that the sky is falling, whether it is or not, people are going to believe it. That's just the way things are. So when the powers that be say that things are good, we tend to believe it and jump on the gravy train. The stock market goes up, the dollar versus other currencies improves and all is right with the world.

And then somebody decides that things aren't really that good. Profits for the mega companies are down a bit so the panic button gets pushed. Suddenly stocks start to fall, investors panic, and the rush to unload those worthless commodities begins. It's like the sheep being led to the slaughter.

Applied to the housing market, when times are bad, people believe that homes aren't worth what they're really worth. That's just the way it is. It's all mindset. You can't change mindset.

Or can you?

Globally, no. However, in your own little corner of the world, you can. But to do it, you need a different mindset yourself. For starters, YOU have to believe that things aren't quite that bad and THEN...you have to convince your prospects.

That's the hard part...or at least it used to be.

I just ran across a book about selling your home in a buyers market. It is absolutely brilliant. The strategy Peter Iannnelli uses to get prospects to actually pay HIS price for HIS home is just pure genius. I would have never thought of it. You really should pick up a copy and read it. This may be the wave of the future for selling homes that normally couldn't be sold during tough times.

Will the elections improve the housing market?

Tips On Avoiding Foreclosure

That dirty "F" word. No, not the 4 letter one. That other one...the one that all home owners dread. You may or may not be on your way to foreclosure. If you are, here are some tips to help you avoid that horrible "F" word.

First thing I can tell you is this. Don't pretend like the problem doesn't exist. Ignoring it isn't going to make it go away. I've done that with health related issues and it only made the problem worse. So act now. Don't wait....

Believe it or not, your lender is your friend, NOT your enemy. They don't want or need your house. They want you to keep making payments on it. That's how they make their money, not by taking it away from you. So contact them and work with them. You'll find that most lenders are reasonable.

Get educated. There are tons of laws regarding foreclosure. You need to learn them so you know what you're up against. Ignorance of the law is also no excuse. Nobody wants to hear that you didn't know. So learn all that you can. Just go to Google and look up "Foreclosure Laws" and you'll find plenty.

Make a budget and stick to it. Whatever you need to put towards paying off your mortgage goes first. Everything else, except for maybe the lights and the food on your table comes second. If this means doing without the cable TV, then so be it. What good is cable TV if you don't have a home to put it in?

In the meantime, if you need to sell your home, remember, this is a buyers market thanks to the idiots giving loans to people who can't afford to pay them back in the first place. So selling your home now won't be easy. However, I recently read a great book on selling your house in a buyers market that teaches a really out of the box tactic that should work link gangbusters. I don't know why, as a marketer, I never thought of it, but it is pure genius.

I Want To Sell My House...HELP!

I can hear you screaming "I want to sell my house...HELP!" Join the club my friend. You are NOT alone. Pretty crappy situation we have out there isn't it. Now, I don't normally like to get into politics and economics, but we wouldn't be in the mess we're in if people with $99 and a job weren't getting loans that doctors couldn't pay off. It's totally insane. But, it is what it is and we're left to clean up the mess. Those of us with homes to sell are pretty much S.O.L.

Or are we?

See, this is where homeowners go into a panic and you can't do that. Yeah, I know...it's a buyers market. I'm not going to lie to you, but as a homeowner, there are many things that you can do to give yourself the advantage. No, you don't have to sell your home for pennies.

Peter Iannnelli was where you are now. His story of how he kept dropping the asking price of his home $10,000 every week is legendary. Talk about being confronted with the possibility of foreclosure. This was a man who was at the end of his rope, as I am sure you are close to being as well. I'm just thankful that my mortgage is paid off as of this December. But for those needing to unload their homes, for whatever reason, these are scary times.

But let me get back to Peter. As I said, he was at the end of his rope. Nothing was working until he realized that the strategy that he was using to price his home just wasn't working. You know the one I'm talking about. Where your home is worth $150,000 so you price it at $165,000 and hope to get $150,000. In a sellers market, this works fine. But it doesn't work today.

But let me tell you, if you can summon up the strength to stick to your guns and follow his tips to the letter, you'll get whatever you want for your home AND you can do it WITHOUT having to go through a Realtor...which will save you even more money.

Sell Your House Yourself

This economy is driving a lot of home owners to drink. Falling real estate prices have created a buyers market where it's almost impossible to get a decent price for your home. Add to that the insult of Realtor's fees and it's enough to make you just want to pull your hair out of your head.

Well, there IS a better way. How? Sell your house yourself, that's how. Oh I know, you're probably thinking that it's too hard. How would you go through all that leg work that the Realtor goes through for you? For that matter, how would you even start? Where would you start? Let's face it, most people don't know squat about selling their home. And the sad part is...they should.

Why do I say that? Think about it. This is where YOU live. Who knows more about your home than you do? Can a Realtor point out the fine points of your home to a potential buyer the way YOU can? If I had to talk to a buyer about my home, I could do it for hours. After all, this is where I live...the place I love. Nobody can put the heart and soul into selling my home the way I can...nobody.

But there's still a problem. The technical side of selling your own home. That's where people really get tripped up. And sadly, there are very few really good guides out there on selling your home. Well, I've found one.

Peter Iannelli found the answer to this problem of selling your home in a buyer's market. It all comes down to buyer's mindset, which is a lot different today than it was back in the good old days when you just had to list your house and get anything you wanted for it. Today, what you have to do is develop a positive buyers mindset.

He leaves no stone unturned and I have no doubts that after reading it, you'll be able to sell your house no matter how bad things get. But you MUST read the whole thing.
